137 homes – with 2/3 affordable – approved for Oldham development

A huge housing estate where two thirds of the homes will be affordable has been voted through by councillors as part of a multi-million pound masterplan.

The development of 137, four, three and two bed properties in Chadderton is part of the £100m ‘Broadway Green’ vision for the area.

It was voted through unanimously by Oldham councillors at an extraordinary planning meeting on Tuesday night.

The overarching plan, first approved in 2014, will see up to 500 new homes and 700,000 sq ft of employment land created off Foxdenton Lane – which is designated as a ‘strategic site’.

Work on a new link road through the development site, joining Broadway and Foxdenton Lane commenced in 2017.

Of these new homes, which will be built on open land off the new spine road, 82 will be affordable with 55 delivered for market housing.

Each property will be served by dedicated on-site parking.

Jon Suckley, from Avison Young – the planning agent for the developer – told councillors they had amended the scheme to secure the support of officers.

These included making sure all house types were compliant with housing size and space standards.

The affordable housing element will be managed by Great Places housing association.

“This is a significant benefit to the scheme given that there is no requirement in the planning permission for any affordable housing to be provided,” Mr Suckley added.

“The development will make a positive contribution to the council’s housing requirements.

“The development will deliver a diverse range of properties which are deliberately different to those already being built on the wider Foxdenton site so as to further contribute to making the site, and the wider area, the address of choice.”

The housebuilder, Countryside Properties, are planning to commence construction work in June and aim to have the first houses occupied in March next year.

An emergency access-only route will also be linked to Derwent Drive, which will also serve as a cycle and pedestrian link.

The road would be kept out of general traffic use by the addition of removable bollards – which could be taken away if required in an emergency.

Chair of the planning committee, Steven Bashforth said: “It looks exactly what we need this, a nice mix of houses.”

Failsworth West Coun, Peter Davis added: “I think with this development we’re producing aspirational homes, more affordable homes, jobs.

“It’s a good scheme.”
