99 new homes to be built on former Vernon Works mill

Planning permission has been granted for 99 new homes on the former site of Vernon Works mill in Royton.

The development will be created by new north west housebuilder, Kellen Homes

The 2.26-hectare site in Oldham, now named Vernon Gardens, will create 99 two, three and four-bedroom homes, including 49 affordable homes and 50 for open-market-sale.

Kellen Homes has been working alongside Great Places Housing Group to establish the scheme. Construction is expected to start 'imminently', with the show homes opening in Spring 2022. The first new homes will be released for sale in January 2022 with the first homeowners expected to move into the new homes next summer.

Ian Kelley, Chief Executive at Kellen Homes, said: “We are delighted to have received planning permission for Vernon Gardens, it is a key milestone for the business and will be our first development to start on site. The former mill site was in need of regeneration, and we are happy to be providing much needed mix tenure homes in Royton.

“Kellen Homes is moving forward at pace, this is the first of numerous projects for the company and we are actively looking for opportunities to create new partnerships and increase the supply of new homes in the North West.”

Vernon Gardens is the latest in a string of projects for Great Places within Oldham, where we continue to experience high demand and need for our homes.”

Cllr Hannah Roberts, Cabinet Member for Housing at Oldham Council, said: “Oldham Council has worked hard to deliver a Brownfield First policy as part of our determination to both deliver the homes needed by Oldham residents and to meet housing targets set by the Government.

“This redevelopment of the Vernon Works site will help us to do this, providing a mix of affordable homes and homes for sale.
 
“I know that homes in Royton get snapped up as soon as they come on the market so there clearly is demand for new homes. I particularly welcome the affordable homes that will be managed by Great Places and the investment in Royton by Kellen Homes.”

Founded last year, Kellen Homes is a new housebuilder with a team that is actively buying land and creating new homes to suit a range of lifestyles and budgets.
