Huge £39m ‘Aurora Park’ warehouse plans approved

A huge warehouse project will bring more than a hundred jobs and almost £40m of investment to Chadderton. 

The development at Broadway Green on the Lydia Becker Way spine road was approved by Oldham Council last week.

Once operational, developers Chancerygate and Hines believe the industrial complex will create around 165 new jobs, on top of 90 construction jobs during the build. 

Named ‘Aurora Park’ by developers, the £39m site just off the M60 consists of 18 units for small to medium sized businesses and can be used for warehousing or industrial use. 

The plans were discussed at Oldham’s planning committee.

Though councillors noted with hesitation the development ‘is really very big’, they praised the jobs and investment the site would bring to the borough. 

Pete Davis, who acted as chair at the meeting, said the decision would ‘release land for meaningful developments and jobs’. 

Niall Mellon, who represented the development at the meeting, added that the proposal was a ‘major employment development’, with workers at the warehouses likely to benefit the local community by making use of shops and cafes in the area.

The development borders onto the new Linear Park in Chadderton and other warehousing sites, alongside residential areas.

Acoustic fencing will protect residential homes from noise at the warehouses, according to a planning document. 

The site has its own car park, which will include EV chargers, and warehouse roofs will be fitted with solar panels. 

Andy Farrer, Chancerygate’s development manager, said: “The development’s strategic location in an established industrial site and proximity to key transport infrastructure makes it appealing to a diverse mix of occupiers who serve the locality and wider region. 

“Now that planning has been granted, we look forward to starting work at Aurora Park and delivering new high-quality accommodation for Greater Manchester and the North West.” 

The plans, which received no objections from members of the public, were unanimously approved by the committee.
