Major Oldham industrial scheme gets green light as funding is confirmed

Date published: 09 June 2025

Developer Langtree has announced completion of the forward funding agreement for the next phase of its Hollinwood Junction project in Oldham.

The deal unlocks a £25m construction contract and fires the starting gun on building work.

Industrial investor Indurent will fund the scheme, which is being delivered in partnership with Oldham Council.

The move has allowed the appointment of Manchester-based main contractor Russell WBHO.

The development will deliver 13 high quality Industrial units ranging from c.5,000 to c.42,000 square feet, providing a total of 192,000 square feet of distribution and manufacturing space, with associated parking and service yards.

Russell WBHO will commence on site this month, with a construction programme facilitating practical completion in July, 2026.

“This is a high-quality scheme and we’re pleased to partner with Indurent and Russell WBHO to secure its delivery and provide a timely boost to Oldham’s continued economic growth,” said Josh Downes, executive director - development at Langtree.

"It is great to return such a blighted brownfield site to productive use and finally be able to share the completion timeline with the market.

"It’s a prime site and we expect demand for the units to be high.”

The site is adjacent to Junction 22 of the M60 Motorway, southwest of Oldham town centre, and is a key plank in the local council’s ambitions to attract new employers to the area.

The completed Hollinwood Junction regeneration scheme is expected to create upwards of 720 employment opportunities across retail, leisure and employment sectors, and the construction of up to 150 family homes.

Chris Harper, pre-construction director at Russell WBHO, said: “This contract builds on our extensive industrial portfolio and our experience in delivering high-quality industrial developments with strong sustainability credentials.

"We’ll be implementing materials, construction methods, and operational systems to achieve a BREEAM excellent rating.

“The development will deliver meaningful change for Oldham, and we’re pleased to support that by using a local supply chain to help deliver the project.

"We’re mobilising our team now, so the benefits of this commitment start flowing immediately.”

Commenting on the funding deal, Oliver Smith, investment director at Indurent, said: “This investment reflects Indurent’s long-term confidence in regional logistics and industrial markets.

"Hollinwood Junction is a strategically located, high-quality scheme with strong fundamentals, and we’re proud to support its delivery.

"We see significant potential here, not only in the strength of the location, but in its ability to support job creation, attract new businesses, and contribute meaningfully to the area’s regeneration.

"We’re pleased to be working alongside Langtree, whose deep local knowledge and development expertise make them an ideal partner."

Supporting a BREEAM ‘excellent’ rating, the scheme will utilise translucent fascia materials throughout to allow for maximum natural light within each unit.

The project also includes extensive landscaping.

The properties will be accessed by the recently constructed highway roundabout on Albert Street which services the successful Costa drive-through developed by Langtree in an earlier phase, as well as the new Lidl store which is currently under construction.

The site was previously occupied by a large gas holder, demolished in 2020.

Architects Fletcher Rae designed the scheme and B8 has been appointed agent.
