Demand good for offices

HIGH specification office space at Broadway Business Park, Chadderton, has been let by Gladman Developments.
The Congleton company, which built the units alongside the Rochdale Canal, has disposed of 14,000sq ft at Howarth Court, which is 55,000sq ft of speculative space built for £8.5 million.
Orion Engineering is moving its regional office from Warrington to unit two. Assetz, an office management business based in Stockport, will be seeking tenants for unit three. Each of these is 5,250sq ft.
Independent financial adviser Acumen, in Newhey, has acquired units seven and eight, each of 2,250sq ft, one of which they will let. All the purchases were 999-year leasehold deals at the asking price of £155 psf.
These deals mean only only four buildings remain available — the largest at 25,500sq ft, a second at 10,070sq ft and two at 2,250sq ft.
Gladman’s Jacqi Bayliss said: “These sales show there is strong demand for new, purpose-built office space in Oldham and particularly at Broadway which is establishing itself as East Manchester’s premier business park.
“The new occupiers were attracted by good access to the M60 and the area’s excellent demographics.
“There is an active working population of 55,000 living within 40 minutes of Oldham, so we believe Howarth Court will continue to attract new employers.”
